CULVER’S, BURLINGTON, IMAGE STUDIOS AMONG THE ADDITIONS

As demand continues to grow for fresh dining, shopping, and entertainment experiences in the Northland, and given its proximity as the closest shopping destination to the new Kansas City International Airport, Zona Rosa continues to build momentum with new tenant openings and expansions this spring and summer.

Zona Rosa, located at I-29 and Barry Road in Platte County, has experienced sustained growth and increased interest from both national and locally owned businesses. The 1.1 million-square-foot mixed-use, outdoor shopping center is welcoming a new lineup of restaurants, family-focused entertainment, wellness, and small businesses, further solidifying its position as a community hub in the Northland.

“The continued growth and expansion at Zona Rosa reinforces our goal of being the Northland’s go-to destination,” said Scott Zigler, general manager of Zona Rosa. “We’re excited to welcome a dynamic mix of tenants that reflect what our community is asking for — experiences, entertainment, and local businesses all in one place.”

This spring, Zona Rosa will welcome Kids Empire, an indoor playground for active play and parties set to open in the spring, offering an engaging play experience and birthday party destination for children and families. The 11,500-square-foot location in Zona Rosa will open at 7430 NW 87th Street Kansas City, MO 64153.

Rounding out with a summer opening, national off-price retailer Burlington will join the tenant mix, further expanding Zona Rosa’s retail offerings at 8450 NW Prairie View Road, Kansas City, MO 64153 in the former Staples location.

Zona Rosa is pleased to announce that Culver’s will open a new 4,500-square-foot restaurant at the NW Barry Road entrance, west of Outback Steakhouse and NASB, with a targeted June 2026 debut. Known for its ButterBurgers, Fresh Frozen Custard, and family-friendly dining experience, the new location will feature a double drive-thru with digital menu boards, an architectural overhang, a spacious patio and large dining room with varied seating options.

“We are proud to be joining the Zona Rosa community and look forward to serving guests and building lasting connections in the area,” said Jerome Schumacher, local franchisee owner who owns and operates three other Culver’s restaurants in the Kansas City area.

In addition to national retail experiences, Zona Rosa continues to expand its mix of small and locally owned businesses with the addition of Hula Hoop KC, a vintage boutique known for its playful style and community focus, and Herbs N’ Harlem, a candle & home fragrance retailer; both scheduled to open in April.

Zona Rosa’s continued evolution has been supported by recent enhancements, including Central Park and North Park, which have increased foot traffic and positioned the center as a destination for families, locals, and visitors alike.

Central Park features a children’s play area, covered seating, a performance stage, and a pop fountain, while serving as a backdrop for year-round events such as Coffee Club, summer concerts, movies, and seasonal festivals.

Additional improvements across the center include updated building façades, new signage and wayfinding, murals and graphics by local artists, and renovations to public spaces, apartments, and office buildings.
