KIMPTON FALLS PROPOSED NEAR BARRY AND GREEN HILLS

While driving along Northwest Barry Road between Northwest Green Hills Road and North Allenton Drive, construction crews operating heavy machinery have people wondering what new infrastructure is in store for this area.

The 46.43-acre composition of soil and flora, located south of the well-traveled Barry Road, is the planned future home of a major residential development, known as Kimpton Falls.

A few small farmhouses and lush tree cover once dotted the mostly undeveloped land. About a decade ago, an area to the east of the property along Line Creek was carved into a county trail. Today, the paved multi-use path that winds through the wooded area is a popular section of the Line Creek Parkway.

To the west, several new businesses have taken up occupancy, including Sherwin-Williams, Barry Road Dental, Restore Muscle and Joint, and McDonald’s.

Plans to develop the nearly 47 vacant acre area have been in the works for quite some time.

With Platte County growing significantly faster than the regional average, the residential development could not arrive at a better time. In Platte County, the population grew from 89,322 in 2010 to 106,718 in 2020, according to Platte County Census Data.

Development Plan

On March 23, 2023, the Kansas City Council approved the proposed site plan, submitted by Gary Hayes with MD Management. Developer Longhorn Opportunity Fund is poised to move forward with their plans to build the expansive residential development with 420 units, but the project has been at a standstill.

“No permits have been applied for and the city currently does not know a proposed timeline for the project based on the submitted plans,” said Sherae Honeycutt, press secretary for the city manager’s office.

While crews aren’t quite ready to begin erecting buildings, construction operatives have been preparing the ground with heavy machinery.

According to information included with the plans, about 48 two-story buildings will be erected in multiple rows. Each two-story multi-family building will feature six to 10 units. The buildings will be designed with contemporary architecture with timeless appeal.

The buildings’ stucco, fiber cement board, and metal roof are known to be durable and require minimum upkeep, adding a functional purpose to the exterior charm. A mix of amenities planned for the development includes a clubhouse, dog park, outdoor pool, grills, and fire pit.

When it comes to parking, residents will have the option of parking their vehicles in the garage or outside their units.

Plans show new streets throughout the residential subdivision, as well as a new roadway along the east side of the property, adjacent to the Line Creek Trail.
A roundabout will be placed on the southeast corner of the new development to permit the flow of traffic in and out of the residential development.

According to the Kansas City Plan Commission staff report, the prospective residential development also provides key elements for safe and efficient pedestrian movement. The developer has proposed a connection to the Line Creek Trail for pedestrians and the site plan allocates a space for bicycle parking.

“The development provides pedestrian circulation to all buildings and common areas, direct paths to NW Barry Road, and the extension of Line Creek Parkway,” states the staff report.
