Convenience store, fast food, hotel planned
After years of infrastructure planning, Aristocrat Realty has announced the beginning of site work for the 87 acres of land accompanying the Ambassador Building (formerly known as the Farmland Building) at I-435 and I-29 in the KCI Corridor.
Work is beginning and will include a new roundabout to aid in site accessibility and visibility. Additionally, a new entrance to the site will be constructed to provide easier access to the development.
“We are excited to move forward with the project now that the site access improvements have been given the green light,” said Michael Meier principal for Aristocrat Realty. “Work will commence this spring and we will have new businesses and buildings opening to coincide with the spring 2023 opening of the new $1.5 billion terminal at KCI.”
Aristocrat Realty is the exclusive broker and development agent for the project.
The Ambassador Building is a 260,000-square-foot, six-story, Class A office building featuring flex space for a single private office, up to 30,000 square feet of available space.
Co-working space is available and designed to maximize productivity and collaboration, making it a popular choice for today’s office user.
There are seven pad sites available surrounding the building and Aristocrat Realty already has letters of intent for a convenience store, fast food operation and a hotel. Plans call for a pet day-care and boarding facility and other similar service tenants to aid residents, travelers and workers of the new KCI terminal.
A family partnership group, led by Richard Chaves Jr., acquired the Ambassador Building and adjacent land with initial plans to develop a park-and-ride facility, similar to those the family operates in other parts of the country. Plans for the park-and-ride quickly grew into a full mixed-use development plan.
“We believe the Ambassador Building and surrounding land is a prime location for our mixed-use development,” Chaves, Jr. said. “The new terminal project, nearby data center and continued residential growth in the area makes this development a much-needed addition to the area.”
Chaves, along with several family members, recently relocated from their Dallas home to Kansas City to focus on the project.
Aristocrat Realty is offering flexible terms for the remaining available pad sites. Build to suit, lease and purchase options are available, including customization of pad site sizes to accommodate any user.
