Mertz gets approval for zoning change

Zoning change to allow a 57-lot major subdivision was approved by the Platte County Commission on Monday.

The subdivision is planned by developer Brian Mertz of PC Homes, LLC. The neighborhood is planned to go in at 12500 NW Crooked Road, north to NW Porter Road, not far from NW Hampton Road and not far from Parkville.

One of Mertz’s most recent developments is the Creekside project at I-435 and Hwy. 45 in Parkville.

A zoning change from agriculture to R-25 (single family large lot) had been recommended by the Platte County Planning and Zoning board on a split vote of 5-2. The county commission tally to approve was 3-0 with Ron Schieber, Dagmar Wood and Joe Vanover all in favor.

Daniel Erickson, director of planning and zoning for the county, said the rezoning conforms to the recommendations of the Platte County Land Use Plan.

Erickson said the lots will generally average around an acre. Lot size varies from .70 acre to 6.55 acres, he said.

Erickson said the development will actually be lower density than what the land use plan calls for in that area.

The subdivision is in the Parkville Special Road District, and the developer has pledged to work with–likely in the form of a cash donation, Erickson said–the road district to lower what is considered a hazardous hill on Crooked Road.
