‘MINOR SUBDIVISION’ APPROVED BY CITY
A business center in Platte City has been “condominiumized.”
Tenants of the Village Commons Shops, a strip of businesses and government offices along Hwy. 92 in Platte City, will now be allowed to own their units.
That’s due to a minor subdivision being created and approved by the Platte City Board of Aldermen at a meeting on Nov. 19.
The request for the minor subdivision was made by Heath Martin on behalf of Village Commons Shops, LLC, which is located at 1205 through 1223 Branch Street (Hwy. 92).
Village Commons Shops were built in 1986 with an average of 18,864 square feet. The shopping center houses community businesses such as Rapidos Mexican Restaurant, CarQuest, Elements Dance Academy and multiple state and federal government offices.
The approved change allows for the tenants to own their units while the management company maintains the common areas, such as the parking lot and sidewalks.
In response to a question from Alderman Dan Laxson, Martin said that the roof of the structure is also considered a common area.
Tom Cole, city administrator, said the concept of business condos is not really prevalent in this area but it is common in other areas of the country. There is precedent for it in Platte City, as a similar application occurred at the High Pointe Shops in 2017.
In a written report to aldermen, Summer Lutz, city building inspector/codes compliance officer, said: “Due to having a precedent, the same categorization of land subdivision was applied to Village Commons Shops, requiring the applicable requirements of a minor subdivision to be met and having a declaration of condominium to be provided.”
The request was unanimously approved by the board of aldermen.
