Election board gets reduction in rent

It looks like the Platte County Board of Elections headquarters is not leaving Platte City anytime soon.

The four-member Platte County Board of Election commissioners recently signed a 4.5 year extension of the current lease on its location at 2600 NW Prairie View Road in Platte City.

The term of the new agreement begins on Oct. 1 of this year.

In recent years there has been some talk of relocating the board of elections to another spot, perhaps to the county-owned Platte County Resource Center east of I-29 near KCI. But the new deal commits the headquarters to its current spot at least until early 2025.

The board of elections office has been in its current location since the fall of 1999. Prior to that it was housed in the Platte County Administration Building.

Platte Valley East, LLC (Bill Mann) and the Platte County Board of Election Commissioners signed the new agreement on May 14.

Bruce Kerr, Stephen Foster, Edward (Pete) Davis and Kurt Killen comprise the four member board of election commissioners.

Under terms of the new deal, the monthly rent was reduced from $8,537 to $7,500.

Also, the common area maintenance fees are capped at $11,000 in the extension, with no increase to be more than five percent per year.

Wendy Flanigan, a director with the board of elections, said the board currently pays $250 per moth toward the common area maintenance, with an annual pro-rated recap in late December based on actual expenses for property taxes, water, lawn care, snow removal, maintenance, etc. The $250 per month deposit is deducted from the total and if there is an amount due, the board makes the reimbursement, Flanigan said.

In addition to the lower monthly rental fee, another advantage in the new deal is that property taxes will no longer be included in the annual recap of the common area maintenance. In other words, the property owner–Platte Valley East, LLC–will be responsible for covering the property taxes.

Flanigan said the new lease will terminate on a date that will not conflict with an election cycle, which the election board sees as a positive.
